Many people assume that as long as there is no water coming through their ceiling, their roof must be in great condition and doesn’t need to be repaired or assessed. Sadly, this is not the case, and for many new homeowners, there is a steep learning curve to be had when it comes to spotting the signs of a damaged roof.
So, homeowners far and wide, here are some things to keep an eye out for in your home that can point to an issue with your roof.
Granules in the Guttering
Roofing contractors are quick to point out that a surefire sign that there is an issue with a roof is that there are asphalt shingles in your guttering. In simple terms, these are granules that protect your shingles from UV rays and harsh weather conditions. If, when you are cleaning your gutters in the fall, you notice these granules are building up in the gutters or downspouts, this is a sign that the shingles may need to be replaced soon. It is easy to assume that these granules are dirt or debris, but they can be an early indicator that your roof is starting to show its age or that there has been some unseen damage.
Sagging or Uneven Roof Lines
Does your roof not have a straight, even profile? That’s a bad sign!
If you spot a sag or dip in your roof, this can point to issues with the rafters, the decking, or even structural damage. This is an insidious issue that usually isn’t spotted until there is a noticeable bowing in the roof, but it can highlight issues like rot in the rafters or even water damage.
Dark Streaks or Stains on Shingles
Many homeowners make the innocent and understandable mistake of assuming that dark streaks on shingles are cosmetic. However, algae or moss (which are the usual culprits of such issues) can trap moisture against your shingles, which can accelerate the aging process of your roof. As you may have guessed, if this is left unchecked, it can lead to recurring leaks and even severe structural damage.
Peeling Paint and Water Stains
This is a big red flag! If you notice water stains on the ceiling of your upper floor, peeling paint, or even peeling wallpaper, this can point to an issue with your roof. Of course, you should also check that it is not an issue due to plumbing or unchecked humidity.
Loose or Damaged Flashing
What is flashing in a home? It is the metal strips that line vents, chimneys, and valleys. So, if you notice that it has come loose, is missing, or is bent, this can allow moisture to penetrate your roof and cause secondary damage. One thing to note is that issues with the flashing are often hard to spot until leaks appear, so try to check any metal strips in your home at least once a year for damage or signs of wear.
